Obviously when buying a property where ever you buy, most people can not afford to purchase a property outright and finance is needed in a high percentage of the properties that we sell.

Firstly as you may know, before purchasing you will need an N.I.E number which is basically a taxation identification number which you will need before you open your Spanish bank account. You will need this before the process developes any further.

 

This process can take time, waiting for a day for the paper work however there are easier - quicker ways that you will see advertised in local newspapers and magazines but a fee is involved with the people that offer this service.

 

Property finance Spain

 

Secondly you are going to need to show the seller / Real Estate company the capital, the way you are going to be able to purchase the property. Also a deposit to hold the property, without a deposit you will not be able to purchase a property.

 

The deposit that is paid by you will be usually 1 - 2 % depending - of the value of the property that the seller will receive, that will enable the vendor to take the property off of the market for the solicitors and the bank to run checks on the required paper work to set the ball rolling.

 

Spanish property purchasing

 

The solicitors and the bank will determine whether the property holds any debt or outstanding monies, also to make sure that the property is legal and that no other people/s can add a claim to ownership of the property in question.

 

After the all clear has been given that the property is legal, debt free and all parties are in agreement - contracts can then be signed between the seller and buyer.
